I find out about water, electricity, sewer, trash pickup, and all of the other mundane things that go into making this the right or the wrong house for my client. Does the property drain well in a heavy rain, is there any termite damage in the roof, how about dry rot in the beams? I stay abreast of construction costs, as well as state and county tax rates, and the local cost of living in each of the communities here on the North Coast. I make it my business to know whether a given piece of property would be a "turn key" or a "fixer upper" for each and every client with whom I work.
